Property advice before and after a dispute
Shafique Law Associates is led by Shafique Ahmed. We handle disputes over houses, plots, plazas, hotels and other commercial property, and we check documents before a purchase so problems are caught early.
Most property disputes turn on documents: the registered sale deed, the mutation (intiqal) in the revenue record, the fard, and any agreement to sell. We read these first, then advise on the remedy that fits.

Title & Document Checks
Before you buy or sell
We review the chain of title, registered deeds, mutation entries and the fard, and look for pending litigation where records allow. For a sale, we draft or review the agreement to sell and the sale deed.

When someone occupies your property
Owners and lawful occupiers who are dispossessed may have a remedy under the Illegal Dispossession Act, 2005, as well as a civil suit for possession. We advise on which route suits the facts and represent clients in court.

When a buyer or seller backs out
If a party refuses to complete a sale, a suit for specific performance under the Specific Relief Act, 1877 may be available. We act for buyers and sellers in these suits and in claims for return of earnest money.

Questions
Property law questions
Short answers to questions clients ask us. Every case turns on its own facts, so speak to us before acting on any of them.
What should I check before buying property in Lahore?
Check that the seller's name appears in the current fard and mutation record, that the chain of title is complete, and that no case is pending over the property. For housing schemes, confirm the scheme and the plot are approved. Have the documents checked before you pay any earnest money.
What is the difference between a registry and a mutation?
A registry is the sale deed registered with the Sub-Registrar under the Registration Act, 1908. A mutation (intiqal) records the change of ownership in the revenue record. For most land, a buyer needs both, and a gap between the two is a common cause of disputes.
Someone has occupied my property. What can I do?
You may be able to file a complaint under the Illegal Dispossession Act, 2005, a civil suit for possession, or both. The right route depends on your documents and how possession was taken. Act quickly, and keep evidence of your possession such as bills and photographs.
Can I get my earnest money back if the seller backs out?
Often, depending on the terms of the agreement to sell. You may sue for specific performance of the sale or for return of the money, and in some cases for damages. We review the agreement and the payment record before advising.
Do you handle property matters outside Lahore?
